How long does an audit actually take?
A Desk Audit typically takes a few business days once we have your bills. A Full Commercial Audit adds an on-site visit, usually a few hours depending on property size, plus time to put the report together. We'll give you a specific timeline once we know which service fits your property.
Do I need to be on-site for the audit?
Not for a Desk Audit — we just need your bills and some basic property details. For a Full Commercial Audit, we don't need you present the whole time, but it helps to have someone who knows the property available to answer questions and grant access to irrigation controllers, mechanical rooms, and restrooms.
What if you don't find anything wrong?
It happens, and we'll tell you plainly if it does. Honesty is one of the three things we never compromise on. If you choose the percentage-of-savings pricing option, you owe us nothing significant when we don't find meaningful waste — that's the whole point of that option.
How is this different from Scottsdale's free city audit?
Scottsdale runs its own free Commercial Water Audit Program, and if your property is in Scottsdale, it's worth knowing about. The difference is focus and depth — we work exclusively on commercial water conservation across Arizona, we build in rebate eligibility checks, billing error review, and ongoing monitoring, and we can move on your timeline rather than a city program's queue. Some property owners use both.
What does this actually cost?
Most properties choose our
monthly membership, which starts at $299/month and includes an on-site visit every single month. If you'd rather pay once, a one-time desk audit starts at $500 and a full on-site audit starts at $1,500, both quoted as a flat fee based on your square footage — or you can pay 30% of verified first-year savings instead. Every number is confirmed in writing before any work starts.

What do I get for the monthly membership?
A real person comes out to your property every month — not a dashboard or a form. We walk your irrigation, restrooms, cooling systems, meters and water features looking for what changed since last month, review your latest water bill against prior periods, and send you a short plain-English report on what we found and what to fix first. It's billed month to month and you can cancel any time. The reason we recommend it over a one-time audit is simple: a single audit catches what's broken today, but a stuck valve in July or a clipped sprinkler head in September is exactly the kind of thing that quietly runs for months before anyone notices.
Do you do the repairs yourselves?
No — we're independent consultants, not a plumbing or irrigation company. We find the waste and hand you a prioritized list of what to fix, with savings estimates and payback periods for each item. If you need contractors, we can provide referrals, but we don't sell equipment or installation work ourselves. That keeps our findings unbiased.
Is my property even a good fit for this?
If your property has a water bill, we can almost certainly find something. We work with office buildings, apartment complexes, HOAs, hotels, retail centers, industrial sites, schools, and restaurants across Tucson. The bigger the property or the older the fixtures, the more there usually is to find — but even newer properties often have irrigation or billing issues nobody's looked for.
What happens to my information?
Your property details and billing history stay private and are used only to complete your audit. We don't sell your data or share it with third parties beyond the contractor referrals you specifically ask for.
